It is no use having found the perfect property unless you can clinch the deal. Gascoines will be there to put forward your offer to the vendor, along with the terms that you require. We will negotiate on your behalf to try and turn your dream into reality – and let you know the minute there is any news.
When your offer is successful, Gascoines will get the legal ball rolling by arranging all the necessary initial paperwork between yourself and the vendor. We will also advise you when to instruct your solicitor and mortgage broker to proceed.
Having found a property you are interested in buying, Gascoines can arrange a solicitor to act on your behalf, to ensure your interests are protected through contractual process. We will recommend a local solicitor specifically to suit your needs.

Once your offer is accepted, your solicitor will request a search on the property you wish to buy. He will also examine the sales contract and ensure you are happy with the terms.
Your mortgage lender will also arrange for a survey of the property to be carried out to identify any structural problems which may influence its value. You will then be sent a copy of the survey and receive a formal mortgage offer.
If you are happy with the results and still wish to buy the house, you and your solicitor will need to sign the mortgage offer and return it to your mortgage lender.
With your mortgage formally agreed and all queries resolved between yourself and the person selling the house, by your solicitor, the sales contract can be signed. Your solicitor will then arrange for a deposit, usually for 10% of the agreed price, to be paid by banker’s draft or telegraphic transfer.
Finally, with the help of your solicitor, you and the person selling the house will agree a completion date – this is when you agree to pay the rest of the money for the house and Gascoines give you the keys!
