Gascoines offer you two levels of service:

Fully Managed

Our most popular choice, allowing our Landlords to rent their property without any worry. This option includes: –

  • Full colour photographs and detailed overview of your property
  • Marketing the property including our own website and Internet search engines
  • Free “To Let” board
  • Accompanied viewings
  • Tenant reference checks through a trusted, reliable credit referencing agency
  • Detailed inventory including photos and schedule of condition completed by our own team, ensuring consistency
  • Arranging the protection of the Tenants deposit
  • Assistance with required certificates to comply with current legislation
  • Arranging the tenancy agreement
  • Signing of legal paperwork and handing over keys at start of tenancy
  • Transferring all utilities and council tax
  • Efficient management of rental payments and transfer of funds to your account and provide Landlord statements as required
  • Quarterly inspection visits, ensuring the property is being maintained to the required standard. We will report any maintenance issues that you as a Landlord need to be aware of.
  • Tenants have access to a 24/7 emergency telephone line
  • Our own in-house handyman, available to take care of those little jobs, with minimum cost
  • Comprehensive check out report completed by our own team “ vital to minimise potential disputes over the deposit
  • Arrangement of end of tenancy notice or renewal of a further tenancy agreement

The cost is £400 inc VAT set up fee and includes full rent protection and legal cover

Rent protection and legal cover is £125 per year thereafter.

Management fee 10% plus VAT of rent collected

Transfer of Tenants deposit £40 inc VAT

Residential Re-Letting is £200 inc VAT, £40 inc VAT to register a new deposit and the usual management fee 10% plus VAT of the rent collected.

Let Only

Once all is agreed and signed we hand the property over to you to continue to manage yourself and collect the rent.

Gascoines are able to provide a check out inventory, at extra cost, dependant on the size of your property and we would be happy to discuss this with you.

The cost (without the check out inventory) is 75% inc VAT of the first months rent collected

4 Bed £175 inc VAT

Inspection charge for Let Only £50 inc VAT

Rent and legal protection for Let Only is £75/year – do themselves and we get £25 reimbursement

Additionally, Gascoines are able to offer advice on options for Landlords insurance and Rent Protection insurance policies, to offer you further peace of mind.
