Renting a property can be challenging. When renting through Gascoines, you will have peace of mind knowing that your chosen property complies with current legislation. By registering your details on our database, you will receive alerts of any properties that meet your criteria. We can arrange a viewing of your chosen property at a mutually convenient time and our friendly, professional team are available to help you all the way.

We will arrange a credit reference check and once finalised, agree a date for the start of your new tenancy agreement.

In accordance with the new tenant fees regulations, our deposit will be five weeks rent. You will also need to pay a holding deposit of 25% inc VAT of the first month’s rent. This will be retained should your credit reference fail for supplying false information but will be deducted from the first month’s rent if the reference is completed successfully.

Where a property will allow pets, our price will show a rental figure for with and without pets.

You can rest assured that your deposit is held securely throughout your tenancy, in a recognised Tenant Deposit Scheme.

We will also require one month’s rent (cleared funds) in advance before we can release the keys

Our tenancy paperwork meets current legislation and will include a comprehensive check in report, with full details and colour photographs of your new home. It is important that you read through this document and alert us of any amendments you wish to make - this report may be used as the base of your check out report and drive the return of your deposit.

Once you take residency in your new home, you will become responsible for the payment of council tax and all utility bills. It will also be your responsibility to maintain the garden, but not the boundary.

Gascoines will inform the council and all utility companies of your tenancy and with your permission, pass your details to selected chosen energy advisors, who will endeavour to find you the most competitive rates.

Dependant on your Landlords preferred package, you may have 24/7 access to our emergency phone line, and we pride ourselves on having our own team of trusted tradesman who are available to assist with any issues you may have.
